Hi there! I am Nicole Shuba and the Principal Broker/Owner of Manor Realty. My story starts right here in Salem, where I was born and raised (not too far out of town). I became a licensed real estate broker in 2005. Since then, I have helped all kinds of clients - from first-time homebuyers to experienced investors - buy and sell residential and commercial real estate, as well as bare land. In 2010 I was the top-producing agent at my former brokerage and earned my Principal Broker designation. I have consistently been in the top 5-10% of brokers by sales volume in the Willamette Valley Multi-Listing Service.
In 2014 I opened Manor Realty in South Salem. Our office is located in the historic Mail Depot building at the intersection of Liberty and Skyline roads. I have 17 years of experience actively selling real estate in the mid-Willamette Valley.
I have always had a passion for real estate. The subject matter (homes and land) captivates me. And so do my clients. I carefully listen to them to learn their situations. Then I match that information with my knowledge of the market and transactional process to enable them to make the right decision when deciding to sell their home or property. I have extensive experience assisting personal representatives, conservators, and family members sell property for their family, clients, protected persons and estates.
When working with buyers, I have developed various professional strategies to help them get their offer accepted. I also help them navigate the home-buying process including: Inspections and repair negotiations; reviewing title reports; getting through the appraisal process; and finally, closing on their new home or property. I understand the importance of effective communication, forecasting the next steps, and keeping my clients informed about their responsibilities and what to expect during a transaction.
My husband and I live in South Salem and have a large family of six children and five granddaughters. We enjoy traveling (we visited all 50 states in 2019!) and playing tennis at Salem Tennis and Swim Club.
